A new island appearing in the middle of the city might not be the norm but then again, this is Dubai. And OMNIYAT is the perfect fit to bring something out of the ordinary to the skyline. The ultra-luxury developer has just acquired Marasi Bay Island, a newly reclaimed plot in the Burj Khalifa District, and is planning something that even the most spoilt city dwellers haven’t seen before: an exclusive beach club in Downtown.

The island is part of OMNIYAT’s growing vision for Marasi Bay, a connected project that combines high-end residences, luxury hospitality, private parks, wellness hubs, and curated experiences. And as with everything in the developer’s portfolio, the focus is on waterfront properties fit for the ultra-wealthy, all set with a side of superyachts, private jetties, and sunset lawns.
The south side of Marasi Bay is being developed in tandem, bringing a host of leisure-focused amenities to the area. Among them is a floating retail and events space called the Signature Pavilion, a padel court, children’s play areas, running tracks, and jetty lounges for guests of The Lana Hotel. While Sunset Park is a 30,000-square-foot floating green space exclusive to OMNIYAT residents, with meditation gardens, BBQ-ready dining spots, a yoga terrace, a dog park, and even a private jetty drop-off.

Rising above it all is VELA Viento, Dorchester Collection, Dubai, a residential tower designed by Foster + Partners, with interiors by Gilles & Boissier and optional Horizon Residences by Banda Studio. Its 95 residences offer panoramic views of the Burj Khalifa and Downtown Dubai, some with terrace pools and suspended dining rooms. Amenities stretch skyward with a 100-metre-high deck featuring an infinity pool, yoga studio, and lounges. The perks continue with spa facilities, private lift lobbies, and direct access to The Lana.
That hotel, of course, needs little introduction. The Lana, Dorchester Collection’s first property in the Middle East, opened earlier this year with the region’s first Dior Spa and a penthouse that set a new price record for the Burj Khalifa District.
While Downtown Dubai doesn’t exactly lack landmarks, OMNIYAT is proving that there’s still room for more. A man-made island with its own beach club, floating green space, and yacht-ready berths is begging for the question: what if the best view of Dubai isn’t from a penthouse, but from a private jetty?
